Whittaker Interiors takes a fresh, affordable approach to Home Staging that is most ideal and beneficial to sellers who will live in the home while it is on the market (Occupied Home Staging). We stage homes using furniture & accessories that the seller already has and redesign each space in the home to give it a fresh look that is ready to sell. While a seller may have their furnishings laid out to their liking, it is important to create practical traffic flow and utilize the space in a way that helps buyers visualize how they could comfortably live in the home. This helps maximize the features & selling points of the home, while downplaying any less attractive features.
Before staging a home, we always start with an in-person consultation to assess the space and determine a staging plan. We will offer staging tips & tricks, and coach homeowners on the necessary steps to prepare their home for sale. We will sometimes recommend bringing in a few additional accessories such as pillows, artwork or rugs to give the space a “finished” feel – this is always optional. If the seller chooses to move forward with this option, we will provide these accessories via our personalized shopping services before the staging takes place, and the seller will purchase these items from us. We work within a budget and shop at affordable stores. We do not currently rent inventory.
After a consultation, we will implement the solutions and staging techniques suggested during the consultation. During staging we will declutter & depersonalize the home, as well as rearrange furniture, artwork and accessories. We can stage the entire home, or specific rooms. Per the 2017 Profile of Home Staging by the National Association of Realtors, the top 3 rooms of importance to stage for buyers include the living room, master bedroom, and kitchen.
